Understanding Our Application Process
Any of the following will result in an automatic denial, regardless of other factors.
We verify that your gross monthly income is sufficient to comfortably cover rent. Use the calculator below to see where you stand.
We focus on the last 24 months of credit activity, not your overall score. Points are added for each category below and totaled.
If you have no prior rental history — first-time renter or recent homeowner — 2 points are added to your total score. This does not automatically disqualify you; it simply places you into our scoring range for further review.
All points are added together. Your total determines which tier you fall into and what deposit or verification may apply.
A guarantor (co-signer) can help you qualify if your income or credit history doesn't meet standard thresholds. Guarantors must meet all of the following:
BeachOne Rentals is committed to compliance with all federal, state, and local fair housing laws. We do not discriminate against any person because of race, color, religion, sex, national origin, disability, familial status, or any other protected class. All applications are evaluated using the same objective criteria described above.
If you believe you have been subjected to unlawful discrimination, you may file a complaint with the U.S. Department of Housing and Urban Development (HUD) at hud.gov or by calling 1-800-669-9777.
Pet Screening Requirement
All applicants — with or without pets — are required to complete a profile through our third-party pet screening service, PetScreening. This is a mandatory step in the application process regardless of whether you have an animal.

Pricing:
- No Pet Profile (affidavit only) — Free
- Pet Profile — $20–$25 depending on payment method
- Assistance Animal Accommodation Request — Free
To complete your profile, you will need:
- Vaccination records
- Microchip information
- Photos of your pet
All profiles are active for one year upon completion and must be renewed annually. Your profile will be shared automatically with Beach One Rentals upon submission.
Renter's Liability Insurance Requirement
All residents are required to carry a minimum of $100,000 in personal liability and property damage coverage from an A-rated insurance carrier. Proof of coverage must be provided to Beach One Rentals prior to move-in and kept active for the full duration of your lease. It is your responsibility to ensure proof of appropriate coverage is submitted before your lease start date.
You have two options to meet this requirement:
Option 1 – Our Master Policy No insurance? No problem. If you don't provide proof of your own policy before your lease start date, you'll automatically be enrolled in our property's master insurance policy. Coverage begins on your lease start date at a cost of $11.95/month, plus a $3.00/month administrative fee. These fees are non-refundable.
Option 2 – Your Own Policy You're welcome to purchase your own liability policy that meets the coverage requirements. Simply provide proof of coverage before your move-in date. Your policy must be from an A-rated carrier and list Beach One Rentals as an additional interest.
Please note: If your personal policy lapses or is canceled at any point during your lease, a $25 lease violation fee will apply and you will be enrolled in the master policy.
